CURRENT MARKET CONDITIONS: WARM-HOT SELLERS MARKET 

WHY?   

Mortgage rates are currently down around 3.75-4.25% which is great! The buyers I’m working with are very worried about interest rates increasing. Being priced out of a neighborhood/building is as easy as a 1% mortgage rate hike!

Inventory right now is still low but it has increased substantially over the past year. February of 2018 inventory was at .9 months supply. Currently (April 2019), we are around 2 months supply for all of Mission Valley and in some areas over 3 months supply.  A normal balanced market is around 5-7 months of inventory.  A crazy strong rental market, an increase in job growth, high demand for housing, and the climbing stock market all attribute to the current warm-hot market conditions we are in. The FED’s are talking of possibly more hikes in the interest rate this year.  It will be interesting to see how this year plays out. There is also a lot of new future developments coming to Mission Valley, for example, the SDSU project and Qualcomm Stadium redevelopment as well as the full development of the Riverwalk 200 acre golf course parcel. Bringing over 4,300 units of apartment housing as well as a large park and mixed-use office/retail space.
